Processed rent

1% platform fee + Stripe fees

When rent is collected through Otticos, we charge a 1% platform fee. Stripe charges its own processing fee on top of that based on the payment method (card or ACH). Both fees apply only to processed rent — they never apply to subscription tiers or to manually recorded payments.

Offline or manual payments can be recorded without the online rent processing fee.

Optional add-ons

Provider cost + 5% markup

Provider-backed services like outbound SMS, rewards programs, or future credit reporting are billed only when they are actually used, with no markup applied to providers you bring directly.

What landlords usually ask first

What counts as a unit?

A unit is a rentable space tied to (or available for) a lease — for example, an apartment, a single-family rental, or a tenant suite. Common areas, storage rooms, and other non-rentable spaces do not count toward the portfolio tier.

Can I use Otticos without processing rent online?

Yes. You can record offline payments (cash, ACH outside of Otticos, paper check, or bank transfer) without paying the 1% platform fee or any Stripe fee. The processing fee only applies when rent is collected through Otticos.

Do tenants need accounts?

Residents need an account to view rent, pay online, submit maintenance requests, and access documents. If you only need to track offline rent and records internally, residents do not have to sign in.

Are maintenance requests included?

Yes. Maintenance intake, dispatch, status updates, and resolution history are included at every tier — even on the free plan.

Can I cancel anytime?

Yes. There is no minimum term, no setup fee, and no cancellation fee. You can downgrade between tiers as your portfolio size changes.

What happens above 100 units?

Portfolios above 100 units move into concierge pricing so we can scope rollout support, launch controls, and operating complexity directly. Reach out and we’ll plan it together.

Are Stripe fees separate?

Yes. When rent is processed online through Otticos, Stripe charges its own processing fee on top of the Otticos 1% platform fee. Stripe fees are published by Stripe and depend on the payment method (card vs ACH).
