Maintenance intake, dispatch, and service-level expectations

Maintenance is operationally risky because severity, tenant communication, vendor assignment, and evidence capture all matter at once.

Control 1

Requests should capture priority, property context, requester, attachments, and status transitions from intake through completion.

Control 2

Emergency issues need a visibly different escalation path from routine service work.

Control 3

Closing a request should preserve resolution notes, follow-up artifacts, and any cost or vendor references that support later reporting.
